Paradise Valley is an upscale residential community nestled between Phoenix and Scottsdale, Arizona. With Camelback Mountain hovering to the south, Mummy Mountain near it's center, and the Phoenix Mountain Preserve along the western border, the Town covers approximately 16 square miles in a beautiful and relaxed country-like setting. Roughly, it runs from Camelback Road to Shea Boulevard and from 32nd Street to Scottsdale Road, with boundaries that weave and jog around the neighboring communities.
In 1961 the Town of Paradise Valley was incorporated in an effort to prevent annexation by Phoenix and Scottsdale. Today, the Town is known for its large lots (zoning requires a minimum of one acre), upscale resorts, and breathtaking mountain views and landscapes. In order to retain the residential character of the Town, few businesses are granted licenses to operate within the city limits. Religious institutions, luxury resorts, medical clinics, equestrian facilities, golf courses, and private schools are granted Special Use permits. Although one of the major goals of the Founding Fathers was to limit government intervention, zoning restrictions are strictly enforced to limit excessive development in the Town, especially on hillside lots.
Because of the unique character of the Town, Paradise Valley property values are among the highest in the state and the country. With per capita income of approximately three times that of other towns and cities in the state and a median household income of approximately 2 1/2 times the rest of the state, Paradise Valley is home to many affluent professionals, including top corporate executives, doctors, attorneys, and professional athletes and entertainers.
The greater part of the Town of Paradise Valley falls within the Scottsdale Unified School District. (Interestingly, despite its name, the Paradise Valley Unified School District serves an area of North Phoenix and North Scottsdale, but does not serve the Town of Paradise Valley.) Many children in Paradise Valley attend prestigious private schools located in the Town.
Homes in Paradise Valley vary widely in style and in price, from modest to grand. Many older homes retain the feel of the earlier years of the Town, while newer, larger multi-million dollar Tuscan and Santa Barbara style homes share the scene with homes of very modern design. In recent years, many parts of Paradise Valley were in transition, as older homes were purchased for their land value, torn down, and replaced by multi-million dollar homes. With the decline of the housing market, today many of those older homes are being updated rather than replaced.
